Character

Low density by rule

Monte Mayor lies in the hills of Benahavís, about 7 km from the coast [1]. It covers about 330 hectares of mountain land [2].

Density is fixed in the deeds. Plots are at least 2,000 m². Buildings may cover about 12% of the plot, and each plot has a maximum height [1]. Most other estates allow 20% or more [3].

In practice a 3,000 m² plot takes a house of about 300–400 m². For a larger house, owners combine plots [3].

About 60 villas are built, and more than 50 villa plots were listed for sale [3] to confirm. There is also a small village of Andalusian houses [1]. Styles range from Andalusian to strongly contemporary [2].

Plot prices were listed from €140,000 to just over €300,000 [3] to confirm. Villa prices per m² to confirm.

Green & outdoors

Valleys, rivers and a castle

More than half of the estate is green belt [2]. Three rivers run through the area, including the Guadalmansa [1,5].

The hill is crowned by the ruins of the 10th-century Moorish castle of Montemayor [5]. Views run over the valleys to the sea [2].

Golf

Golf next door, not on site

Monte Mayor had its own 18-hole course from 1989 to 2011 [4]. It is closed, and there is no date to reopen [4].

Marbella Club Golf Resort is about five minutes away. Villa Padierna’s Alferini and Flamingos courses are close [4]. Owners hold a yearly golf day at Marbella Club [1].

Schools

Schools on the coast

There are no schools on the estate. International schools are on the coast, in Estepona, San Pedro and Marbella [2]. Drive times to confirm.

Building here

Designing within the 12% rule

The low building limit shapes the design. A long, low house that follows the contours often uses the allowance better than a tall one. The height limit per plot protects everyone’s view, including yours [1].

Many plots are steep. Foundations, retaining walls and access drive the cost. We check what can be built before you buy.

Everyday life

Quiet, with a community

There are no shops on site. Benahavís village, 2 km away, has restaurants [1]. Estepona, San Pedro and Marbella cover the rest.

Owners meet for drinks most months [1]. Streets and green areas are kept by the owners’ community [1,4].
