How we work: brief, design, engineering, build

Three steps, each with clear deliverables. You commit to one step at a time. Most of your input happens in the first hour.

1. The brief

A short call, or our free online briefing. Fill in only what matters to you: land, style, budget, how you will use the house, must-haves. Add what you have on the site (survey, location, photos) and pictures of homes you like. Because we only do modern-minimalist villas, a few words are usually enough.

2. Design

We start in 3D, then draw the plans. A small design team works on your house. You get 3D images, videos and an interactive walk-through, plus basic plans, sections and elevations. We review together, by video if you are abroad, and adjust.

The design contract is the only commitment at the start. The designs and plans are yours. Typical duration: [2 to 5 weeks — to confirm].

3. Engineering and permits

Structure, installations (air, plumbing, electrical), home automation and lighting are planned together in one 3D model. Landscape plans on request. Your builder’s own engineers can sometimes be used. Licensed local professionals sign the permit files. Why one model matters.

The right engineer for each structure. Large cantilevers, long spans and big structures get world-class structural engineers. Simpler houses get efficient local engineers. You get the very best where it matters and pay less where it does not.

Basic interior and landscape design is part of the house design. Full interior design is optional. We charge 10% on top of all purchases. If you go ahead, we handle ordering and supervise delivery and installation. Typical duration: [3 to 6 weeks for designs, plus about 3 weeks for execution plans — to confirm].
