The point

Walk to town, day and night

Cruz Bay is St John’s harbour town. The passenger ferry, the boats, the bars and the restaurants are all here [7,10]. Most of St John’s villas sit up in the hills or along the north and east coasts. From there you drive down to dinner, and back up again in the dark.

Very few villas are close enough to walk. The St John Cruz Bay villa is one of them. It is a two- to three-minute walk from the centre of town [11]. You can walk down for breakfast, take a boat for the day, eat out and walk home. No car, no taxi, no designated driver.

That is the reason to live in Cruz Bay. Everything else on the island you can reach by car or boat. Town life only works if you can walk to it.

Getting around

Ferries, barge and the left side of the road

There is no airport on St John. You fly to St Thomas (STT) and cross by boat [5,12].

RouteTimeNote
Passenger ferry, Cruz Bay ↔ Red Hook, St Thomas~20 minRoughly hourly from early morning to late evening. Off-season timetable to 31 Oct 2026; check before you travel [7,8]
Car barge, Enighed Pond (Cruz Bay) ↔ Red Hook~25–30 minSeveral private operators. Queue on a first-come basis. Tickets are not interchangeable between companies [13,14]
Passenger ferry, Cruz Bay ↔ Charlotte Amalie—A few sailings a day [13]

Fares, 2026: adult non-resident one-way ferry $8.15 [7,8]. Car barge $65 one way per vehicle on the larger operators [14].

You drive on the left in the US Virgin Islands [2]. Roads are steep and winding. In town you mostly walk.

Boats from the British Virgin Islands clear US customs at Cruz Bay. There is a CBP port of entry at the Creek, the town’s marine facility [16].

Green & outdoors

A national park at the edge of town

Virgin Islands National Park covers 7,259 acres of land, about 57% of St John [4]. Other sources put it at about 60% [3,5]. It also protects 5,650 acres of sea [4]. In the 1950s Laurance Rockefeller bought about 5,000 acres and gave them to the federal government. The park opened in 1956 [4].

The park Visitor Center is in Cruz Bay [3]. From there the Lind Point Trail leads to Salomon Beach (1.4 mi) and Honeymoon Beach (1.5 mi) [3]. You can walk from town to a park beach.

By car, North Shore Road (Route 20) runs east to the famous beaches [10,17]:

  • Trunk Bay: about 3 mi from Cruz Bay. Known for its underwater snorkelling trail.
  • Cinnamon Bay: about 4.3 mi from the Visitor Center. Kayak and paddleboard rental, campground.
  • Maho Bay further on, and more.

Beach parking is limited. Go early [3].

Everyday life

Bars, boats and Mongoose Junction

The town centre sits around the ferry dock. Mongoose Junction is a small shopping and dining complex on North Shore Road, across from the Visitor Center. It has galleries, shops and restaurants [18]. Boats for the day leave from the waterfront.

St John’s calendar runs on boats and music. The Coral Bay Thanksgiving Regatta, the 8 Tuff Miles road race from Cruz Bay to Coral Bay in February, and St John Carnival in summer are fixtures [9].

Schools are small. The public Julius E. Sprauve School in Cruz Bay teaches pre-K to grade 8. Gifft Hill School is private and runs to grade 12 [19,20].

Before you buy

Territory, hurricanes and building

The US Virgin Islands are a US territory. US citizens need no passport to travel from the mainland or Puerto Rico. Everyone else follows normal US entry rules [1,2]. The currency is the US dollar.

In September 2017 two Category 5 hurricanes, Irma and Maria, hit the US Virgin Islands within two weeks. Damage on St John was severe [21,22]. Look at how a house was built or rebuilt since then: roof, openings, structure and backup power.

The territory currently uses the 2018 International Building Code and Residential Code. A 2024 law requires an update to the 2024 editions [23]. The planning department also offers a site-specific wind speed tool, because hills and slopes change wind loads [24]. Ask for permits, engineering and the wind design used. Price windstorm insurance before you commit.

Check water and power: how the house collects and stores its water, and what backs up the electricity.

Prices

What property sells for

  • St John MLS (via SeaGlass): median sale price $1.3M and $491 per sq ft, from 17 closed sales between 1 July and 30 September 2026. All property types; small sample [9].
  • Holiday Homes of St John: 48 home sales in 2025, total home sales volume $79,525,500. Highest home sale $10,500,000 [25].

Prices in town vary with the view and the walk. Ask for recent sales close to the property.
