Character

A villa estate in the pines

Hacienda Las Chapas sits on rising, pine-covered ground just inland of the coast, inside the wider Las Chapas district [1,2]. Elviria lies to the west; the Artola dunes and Cabopino to the east [1].

It was one of the first villa areas on Marbella’s east side [4]. The early plan put plot size and privacy ahead of density [3].

Most homes are detached villas on quiet, palm-lined avenues [2]. There is also a small village-style area of apartments and townhouses, with squares and a café or two [4].

Houses range from older villas that need work to full modern rebuilds [1,4]. That makes it a good area for buyers who want to rebuild on an existing plot.

The wider Las Chapas district, outside the gates, is more mixed: villas, townhouses and some beachfront apartment blocks [1]. Plot sizes and prices per m² to confirm.

Green & outdoors

Pines, hills and dunes

Umbrella pines cover the rolling hills, and the microclimate is mild [4]. Higher homes have sea views [5].

The Artola dunes are about a kilometre away [4]. The coast here is greener and less built up than the town beaches [2].

Golf

Golf close by

Cabopino Golf is about five minutes away and Santa María a little further [1,4]. Marbella Golf, Santa Clara and Río Real are beyond [4].

Building here

Rebuilding on a good plot

Many villas date from the 1970s and 1980s. On a large plot, a full rebuild is often the better option than a renovation. The pines are an asset: plan the house around the best trees, and check what the estate and the town allow before you design to confirm.

We check orientation, slope, views and neighbours on every plot we assess. Ask us before you buy.

Everyday life

Quiet at home, busy five minutes away

There are no shops inside the gates [3]. Elviria’s open-air centre has a supermarket, shops and restaurants [4].

Cabopino marina has restaurants, cafés and beach bars [4]. Beach clubs nearby include Nikki Beach and Cocoa Beach [5].

Many owners live here all year. Security patrols run 24 hours [2].

Subjective fit

Who it suits

Likely a good fit

  • You want a large plot and a gate, near the sea.
  • You want pines and quiet streets.
  • You have children at EIC.
  • You want space at a lower price per m² than the west side [to confirm].

Probably not for you

  • You want to walk to the beach. Most homes are a short drive away.
  • You want shops or restaurants inside the gates.
  • You want the Golden Mile buzz.
